Moisture In Your Roof?

If your roof membrane has been leaking, locating the origin may be difficult. Visual inspections may or may not provide clues as to origin but cannot accurately define problem areas. When water enters an insulated roof the moisture tends to saturate the insulation  board before beginning to do the same to the adjacent board. Wet insulation looses its R-value. It will show a telltale pattern of squared or zigzag saturated board. If left un-repaired, the first effect will be the reduced R-value, resulting in increased energy cost. This alone is a good reason to have a roof scanned even if there are no obvious leaks into the occupied space. Further, moisture infiltration can result in obvious water damage below. Moisture also enables mold to progagate in unventilated spaces and this can progress into “sick building syndrome”, degradation of the supporting framing and decking  as well as corrosion in steel decking.

Wet insulation tends to absorb solar radiation as heat to a greater extent than dry insulation. As the roof cools, these same wet areas will show up as warmer than the surrounding insulated areas. The difference in temperature is what is recorded in the thermal image.

Some roofing materials do not lend themselves to an infrared scan. We will only work on those materials that are proven to be measurable with our equipment. If we cannot give you results, we will tell you beforehand and not waste your time and money. We will recommend other techniques if we can do so. The thermographic survey should be interpreted by a roofing consultant, engineer, architect or roofing contractor as these entities are better qualified to do so. They can order moisture probes or core cuts to confirm the thermographic indicators.
